RiskSmart

RiskSmart is a business process that streamlines the assessment of selected low risk development applications, significantly reducing the time it takes to process them.

Currently two land uses are offered under the RiskSmart process - Family Accommodation and Industry / Warehouse.

Family Accommodation is a second dwelling on a single allotment for occupation by a member or members of the immediate family of the primary household. It also may be used to accommodate personal staff necessary for the health or well being of a member or members of the primary household. It is not to be used for private rental purposes.

Industry and Warehouse applications within the following domains or local area plans may be lodged under the RiskSmart process provided they generally meet the requirements outlined in the application form below. Industry 1 and Industry 2 domains; Yatala Enterprise Local Area Plan, Precincts 1-3; Nerang Local Area Plan, Precinct 8 and Southport Local Area Plan, Precinct 6.

The application forms necessary to be submitted for a RiskSmart application may be downloaded below. It is important to seek the services of a professional town planning consultant regarding completing the Application and Draft Decision Notice. Town Planning Consultants are listed in the Yellow Pages under Town and Regional Planning.

Applications can only be lodged in person at Council's Nerang Customer Service Centre.

The application will usually be assessed and a decision made within five business days from the date the completed application is lodged with Council.

The process that has been formulated by Council provides applicants with a greater level of certainty in relation to the outcome of their application and the conditions that will be attached to an approval.
